Residential
Residential questions
Are memberships annual or monthly?
Residential memberships have a 12-month term and are paid annually, subject to applicable law. ACH base prices are $1,788, $3,588 and $4,572. The $149, $299 and $381 monthly equivalents are comparisons, not installment plans.
What does each plan include?
Home Essentials: 6.5 routine hours and one preventive visit. Keystone Standard: 10.5 hours, two preventive visits, one soft wash and one gutter cleaning OR one window washing. Homesfirst Standard: 15.5 hours, three preventive visits, one soft wash, gutter cleaning AND window washing. All include the initial visual inspection, annual care calendar and portal.
When can I request care?
Benefits are accessible following payment, subject to mandatory legal rights. Homesfirst controls scheduling through the membership year; every service is subject to scheduling and availability. During the first 30 days, company practice is to perform only approved routine maintenance from the annual allowance. Initial inspection, PM and exterior services are scheduled afterward.
Do benefits roll over?
No Residential benefits roll over. Unused routine maintenance hours, inspection, PM visits and exterior benefits expire with the membership year. Mandatory remedies for company nonperformance are unaffected.
How are maintenance hours counted?
A completed routine appointment deducts at least 1.5 hours from the allowance; longer work uses applicable actual on-site labor time. Initial inspection, PM and included exterior services do not debit routine hours. Materials are additional.
How does the 30-day guarantee work?
The voluntary 30-calendar-day satisfaction guarantee is separate from mandatory statutory rights. After any applicable statutory rescission period, eligible refunds deduct $115 per actual documented hour of routine maintenance performed. Inspection, PM and exterior labor are not deducted under this formula. The 1.5-hour allowance minimum does not inflate deductions. Materials are accounted for separately without double charging. No voluntary membership refund applies afterward; mandatory rights and remedies control.
What property limits apply?
The signed property scope confirms measurements, surfaces, windows, gutters, height, safe access and any approved extra work. Standard references in the source documents are generally 3,000 sq. ft. and 30 ft.; measurement and any overage charges must be disclosed and agreed before work.
Portfolio
Portfolio questions
Which properties qualify and what are the brackets?
Fixed brackets cover one qualifying apartment complex: 6–8 units $1,599/month with 6 routine hours; 9–10 $2,099 with 8 hours; 11–14 $2,399 with 11 hours; 15–20 $2,899 with 15 hours. The first two include one qualifying annual standard turn; the latter two include two. 1–5 units require a custom proposal. Agreements run 12 months with monthly billing.
Can tenants submit maintenance requests?
Yes, through the agreed channel. Eligible routine labor uses the complex’s available shared allowance. Tenant requests do not authorize extra charges. Materials and overages follow the owner’s work-order permissions; additional routine labor is $125/hour with approval.
How do two-month hour cycles work?
Fixed cycles begin on the service start date. Month one releases its allowance and month two adds another monthly allowance. Unused month-one hours remain available in month two. All remaining hours expire at the two-month reset.
What does annual apartment PM cover?
Up to 1.5 technician hours per eligible unit including photos and portal records: HVAC filter changes, smoke/CO checks and batteries, basic dryer-vent cleaning up to 30 minutes, visual appliances and unit-health checks, as safely accessible and agreed. It is separate from routine hours. Necessary PM consumables are separately billed at cost plus 20% under advance authorization.
What is a standard unit turn?
A scoped light-cosmetic service: basic cleaning, rekeying, up to ten minor patches, localized paint touch-ups and minor fixture corrections. No complete repaint, major renovation or unlimited deep cleaning. It is not a transferable hour bank. Included turns unlock after 90 active days and expire at contract end. Nonstandard work and material allowances require owner approval.
How are emergencies handled?
24/7 on-call telephone availability and technician coordination are separate from routine hours. The minimum is $400 including the first two hours, then $150 per additional hour, plus applicable materials. Dispatch is first-come, first-served, subject to safety and availability, with no guaranteed arrival. Contact emergency services or the utility first for immediate danger.
Commercial
Commercial questions
What are the five package prices?
Facility Standard $999/month; Facility Premium $1,449; Commercial Pro $1,699; Commercial First $2,199; Corporate Crown $3,000. See the Commercial page for facility-size bands, visit caps and monthly technician allowances. Each requires a written facility scope and 12-month B2B agreement.
Are cleaning hours bankable?
No. Cleaning hours are maximum labor caps per scheduled visit. A cleaner may finish when the agreed checklist is complete. Unused cleaning time is not owed and does not roll over.
What does preventive maintenance include?
Two annual documented reviews are integrated into agreed technician presence. The signed checklist identifies included accessible checks and tasks. Regulated inspections, backflow or fire-system certifications, licensed specialist work and other excluded services require qualified providers and separate authorization.
What facilities can be assessed?
Law firms, insurance offices, professional workplaces, appropriate dental/eye-care offices, small financial offices and compatible storefront properties. Suitability depends on the actual site. Specialized clinical disinfection, medical/hazardous waste and extensive deep cleaning are not automatically included.
Billing
Billing questions
Are materials included?
Materials are actual acquisition cost plus 20% where applicable, unless the signed scope expressly includes an item. Portfolio owners set separate routine-work-order and turn-material limits. Necessary annual Portfolio PM consumables follow the agreed advance authorization. Extra labor and nonstandard work require approval.
Are there onboarding charges?
No separate consultation or onboarding fee applies under the current policies. Work outside the agreed package is separately quoted or authorized.
How are card payments and taxes presented?
Listed package figures are ACH/bank-payment base prices. Any eligible card alternative and applicable taxes must be separately and accurately disclosed before authorization. No card-price amount or processing percentage is assumed here.
