Defined services.
Useful coverage.
Annual apartment PM
Up to 1.5 technician hours per eligible unit, including photos and portal documentation: HVAC filter changes, smoke/CO checks and applicable batteries, basic dryer-vent cleaning up to 30 minutes, visual appliance checks and a visual unit-health review. Safe access and the signed checklist govern. PM is separate from routine hours; materials are additional.
Fixed two-month cycles
Cycles begin on the contract service date. Month one releases the monthly allowance; month two adds the next allowance. Month-one hours can be used during month two. All unused hours expire at the cycle’s end.
Standard unit turns
Included turns are a scoped service: basic cleaning, rekeying, up to ten minor wall patches, localized paint touch-ups and minor fixture corrections. They unlock after 90 active days and expire at contract end. Full repainting, major renovation and nonstandard work require a separate quote. Turns are not a transferable bank of labor hours.
Clear approval.
Clear extra costs.
Routine work and materials
Additional routine maintenance labor requires owner approval and is $125/hour. Materials are actual cost plus 20%. Owners set separate routine-work-order and turn-material purchasing limits. Necessary annual PM consumables follow the agreed advance authorization.
Separately billed emergency support
24/7 on-call telephone availability and technician coordination. $400 minimum includes the first two emergency hours; additional labor is $150/hour, plus applicable materials.
First-come, first-served dispatch is subject to safety and availability. No arrival time is guaranteed. Emergency labor is separate from the routine allowance. For immediate danger, contact emergency services or the utility first.
Homesfirst does not collect rent, lease units, pay owner bills or assume legal landlord duties. Address availability and the final scope must be confirmed.
